The modern real estate transaction pipeline suffers from high customer acquisition costs and friction during the pre-listing phase. Real estate agencies allocate significant operational budgets toward outbound marketing, street canvassing, and cold outreach to discover prospective sellers before properties enter the open market. Conversely, grassroots community members—including neighborhood residents, local delivery drivers, contractors, and home maintenance professionals—frequently encounter early indicators of property sales, relocations, or estate liquidations well before formal mandates exist.

Historically, this informal flow of information has remained fragmented, unmonetized, and legally ambiguous due to strict real estate licensing and data privacy laws. PropertySpotter resolves this market inefficiency by providing a centralized, legally compliant PropTech infrastructure that allows everyday citizens to register as "Spotters" and submit property leads into a structured validation and matching pipeline.

2. Functional Architecture & Operating Workflow
PropertySpotter operates a multi-sided ecosystem designed to streamline the lifecycle of a real estate lead:

User Onboarding & Profile Management: Spotters register via a lightweight, mobile-responsive web interface. The onboarding flow establishes user identity and payout preferences while educating participants on compliant lead submission standards.

Intelligent Intake & Lead Structuring: When submitting a prospective property, spotters provide essential geographic, physical, and situational data (such as address, exterior imagery, and verified seller contact points). Dynamic Agency Distribution: Once verified, leads are dispatched to partnered, registered real estate practitioners based on geographic jurisdiction and specialization.

Lifecycle Tracking & Mandate Conversion: Partner agencies receive the lead with zero upfront acquisition expenditure, executing the seller engagement, valuation, and formal mandate acquisition under standard industry practices.

Commission Settlement & Incentive Distribution: Upon the successful closing and deed transfer of a spotted property, the closing commission is settled. The platform coordinates the release of a performance-based cash reward directly to the original spotter, closing the loop with automated notification and transparent audit trails.

PropertySpotter is engineered to operate strictly within established South African statutory guidelines:
Property Practitioners Regulatory Authority (PPRA): The platform is governed under the Property Practitioners Act 22 of 2019 and holds a registered Fidelity Fund Certificate (FFC: 202514013050000, valid through 31 December 2027).
